The financier acquired a more modest island - Little St James - originally in 1998, but later purchased the bigger Great St James in the year 2016 for a sum of $22.5 million.
This visual evidence indicate he had formulated plans to build upon the substantial island by building living quarters, an open-air theater, an office beneath the waves and a reservoir.

The architectural drawing is annotated in notations in red and contains a key identifying distinct parts of the land.
